FAQ
Frequently asked questions
The questions we hear most, answered without the jargon.
Paperwork
What is a no doc business loan?
A loan where the lender relies mainly on property security, so it asks for very little about the business: usually ID, property details, a short income declaration and what the money is for.
What is a low doc business loan?
A loan assessed on alternative evidence, usually 6 to 12 months of business bank statements, instead of tax returns and financial statements. Many low doc loans don't need property.
Do I need my tax returns lodged to borrow?
Not always. Low doc lenders use bank statements and no doc lenders use property. Lodged returns do widen your choice of lenders, so lodge them when you can.
What if my BAS is behind?
Lodge what you can, even if you can't pay it all yet. Lodged-but-owing looks much better to a lender than not lodged at all.
What's an accountant's letter?
A short letter from your accountant confirming things like your ABN, how long you've traded and your approximate income. Some low doc lenders accept it in place of full financials.
Who can borrow
Can sole traders get business loans?
Yes. Lenders look at the ABN, how long it has been active and what lands in your business bank account. A separate business account makes assessment much easier.
Can I borrow if my business is new?
With property security, often from day one. Without it, most unsecured lenders want around six months of trading.
Do tradies and contractors qualify?
Yes, tradies and contractors are some of the most common low doc borrowers, because their income is often lumpy and their books lag behind the work.
Can I borrow with bad credit?
Often. Past credit issues are considered case by case, and property-backed options are the most flexible. Tell us about it up front.
Amounts and security
How much can I borrow?
Unsecured, cash flow and line-of-credit options for trading businesses typically run from $5,000 to $500,000, sized on turnover and bank statements. Property-backed business loans run from $20,000 to $5,000,000.
Do I need property?
Not for most low doc loans. Property is what makes a no doc loan possible and helps with larger amounts, newer businesses and credit issues.
What's the difference between a second mortgage and a caveat loan?
Both sit behind your existing home loan. A second mortgage is a registered mortgage suited to longer terms. A caveat loan is secured by a caveat on title and suits short, urgent needs.
Why don't you publish interest rates?
Every business loan is priced on the borrower's situation, security and term, so a published figure would be wrong for most people. You'll see the full cost in dollars before you sign anything.
Enquiring
Does enquiring affect my credit score?
No. There's no credit check when you first enquire. A check is only discussed once you decide to go ahead with a particular lender.
Will my details be sent to lots of lenders?
No. One person works on your enquiry and goes to the lender that fits.
Why does filling in the form accurately matter?
Because it decides which paperwork level and lender we start with. Accurate details mean the first plan is one that works.
Is this for personal loans or home loans?
No. Everything we arrange is for business purposes only.
